Well Documented

Once a building is completed, the as-built drawings are the only resource if there are any renovations to be done in the future. This data may be inaccurate and is usually difficult to comprehend. As-built BIM models solve these issues.

Centralized Information

The model is a central source for all kinds of documents. One can easily access as-built drawings as well as move around in the 3D environment and understand the space. Even the manufacturer related information can be embedded in various 3D elements.

Reveal Hidden Elements

With BIM, one has the power of switching off ceilings or walls and seeing the elements that go beneath them. Pipelines, ducts, cable trays etc. can be visualized in ways like never before.

Modeling

Techture's expertise in as-built modeling at LOD 500 ensures accurate and comprehensive representation of the constructed building. We deliver high-quality BIM models that reflect the actual building conditions, allowing for efficient facility management and informed decision-making throughout the lifecycle of the facility.As-built BIM helps your company save money by reducing reduces the number of change orders needed and increasing collaboration and coordination among project team members, and makes the process more efficient.

Laser Scanning

Techture possesses expertise in laser scanning technology, enabling us to create highly accurate point cloud data for as-built modeling.  Our skilled professionals utilize advanced scanning techniques to capture detailed point cloud data, which serves as a reliable foundation for the modeling process. Through our laser scanning capabilities, we can efficiently collect comprehensive data of the physical environment, ensuring the creation of accurate as-built models, enabling effective facility management.

Facility Management

Techture not only creates accurate as-built models but also enhances them with valuable information for facility management. With our expertise in facility management requirements, we enrich the models with essential data, including equipment details, maintenance schedules, and asset management information.

We use a variety of FM platforms including Autodesk BIM 360, PlanGrid, Procore, and Archibus to help Owners and operators get easily accessible and comprehensible BIM models. We also provide guidelines, checklists, and partially automated methods to help guarantee that the models given at the conclusion of the construction phase are easily usable for operation and maintenance applications.

Model  is not viable for the operations and maintenance stage till it is efficiently converted into an as-built model. An as-built model has various requirements, first of all it should be geometrically commensurate to actual site construction and secondly it should be having relevant basic information about all the building components which can be later enhanced at the 7D Level.

According to NBS and the level of detail specifications, a model which is not field verified is not an as built model. Therefore for a model to upgraded from the LOD 400 stage to LOD 500 stage, the field verification and ensuring that things are pertaining to actual site construction is very important.

Procedures For As- Built Modelling

1

Field verification through modelling

Laser scanning is the most wide spread technology used for conversion to as built models of existing structures or buildings under construction. It is an efficient technique in which the actual site conditions can be efficiently monitored and made into compliance.

For existing structures, laser scanning is carried out and the point cloud is converted into as built information rich models through BIM Modelling. For construction under progress, regular laser scanning is done at different stages of the project to ensure that the model is corrected with on site progress in a stage-wise manner. Also, it helps to record the MEP components which are hidden after construction and do the relevant changes related to the site

Field verification
2

Field verification through markup drawings or existing building plans

This is the most common way of as built modelling for structures. For buildings already constructed, the as built drawing set are used to convert the existing data in to 3D information rich models. It is a speedy and efficient technique and we have successfully converted many existing building having 2D plans into information rich as built models, having the relevant information.

Also, for projects where construction is ongoing, red markup drawings are provided according to the recorded dimensions after construction and the model is update according the same.

Frequently Asked Questions

Why are As-Built models useful?

As-Built models are valuable in various ways for the construction and facility management processes:

  • Accurate Documentation: As-Built models offer precise digital documentation of completed structures, serving as reliable references for future assessments and modifications.
  • Facility Management: These models assist in efficient facility management, providing insights for asset management, maintenance planning, and infrastructure upgrades.
  • Renovations and Retrofits: As-Built models serve as a baseline for renovations, aiding architects and engineers in precise planning and minimizing issues during modifications.
  • Compliance Verification: Essential for compliance, As-Built models verify constructed projects align with approved designs and meet regulatory standards, supporting audits and regulatory requirements.
How do As-Built models differ from traditional drawings?

As-Built models differ from traditional drawings by providing a dynamic, three-dimensional digital representation of the actual constructed environment, whereas traditional drawings are two-dimensional and static. As-Built models capture precise details of the completed structure, including deviations from the original design, modifications, and actual spatial relationships. This digital format allows for a more immersive and accurate understanding of the built environment, facilitating effective facility management and future planning. Traditional drawings, on the other hand, are typically static representations on paper, lacking the depth and interactivity offered by As-Built models. The digital nature of As-Built models enhances collaboration, supports data-rich documentation, and serves as a comprehensive record for the entire lifecycle of the structure.

What Types of Projects Require As-Built Drawings?

What hidden elements can As-Built BIM show?

As-Built BIM can reveal hidden elements in the constructed environment that might not be evident in traditional documentation. This includes concealed utilities, structural components, and systems within walls or below the surface. By incorporating data-rich 3D models, As-Built BIM exposes hidden elements such as electrical wiring, plumbing, and HVAC systems, offering a comprehensive view of the as-constructed space. This capability aids facility managers in maintenance planning and helps architects and engineers understand existing conditions for renovations or expansions. As-Built BIM's ability to unveil concealed details enhances decision-making, reduces the risk of clashes, and provides valuable insights for ongoing facility management.

How do As-Built models help in facility management?

As-Built models significantly aid facility management by providing a detailed and accurate digital representation of the built environment. Facility managers use these models to understand spatial relationships, locate utilities, and identify structural components. This information enhances maintenance planning, allowing for targeted and efficient repairs. As-Built models serve as a comprehensive reference for asset management, aiding in the upkeep of facilities over time. Additionally, they facilitate better decision-making for renovations or upgrades by providing a clear understanding of existing conditions. The dynamic and data-rich nature of As-Built models contributes to streamlined facility operations, reducing downtime and improving overall efficiency.

How are existing buildings converted to As-Built models?

Converting existing buildings to As-Built models involves a site survey to capture accurate measurements using techniques like laser scanning or photogrammetry. The collected data is then used to create a digital model in BIM software, representing the building's structure, systems, and components in three dimensions. Detailing and documentation, including material specifications and utility layouts, enhance the model's accuracy. Regular updates are essential to reflect any changes or renovations, ensuring the As-Built model remains a reliable reference for facility management and future projects. Advanced technologies and digital tools play a key role in this process, offering a detailed and accurate representation of the existing building conditions.

Are As-Built models updated during construction?

Yes, As-Built models are typically updated during construction to reflect changes and deviations from the original design. The updating process involves incorporating real-time data collected during construction activities into the digital model. This ensures that the As-Built model remains accurate and aligned with the actual conditions on the construction site. Regular updates help capture modifications, additions, or alterations made during the construction process, providing an evolving and comprehensive representation of the building. The updated As-Built model serves as a valuable reference for project stakeholders, facilitating better decision-making, clash detection, and coordination throughout the construction phase.
